Property sourcing & acquisition coordination
I personally handled the fieldwork and transaction coordination across these four acquisitions: finding options for clients, presenting properties, consolidating sellers and following through on documentation and transfers.
My work combines local connections, direct owner engagement, property research and practical coordination with the Assessor’s Office, Registry of Deeds, lawyers and relevant agencies.
Acquisition completion and subsequent title or land-use work are identified separately where follow-up remains ongoing.
Property sourcing, presentations & consolidation
Found multiple property options for clients to compare. Prepared property presentations, drone footage and edited visuals, and dealt directly with owners and sellers to consolidate the chosen landholdings.
Due diligence & buyer-offer negotiation
Provided property documents, carried out due diligence and communicated the buyer’s proposed price and terms directly to owners and sellers, coordinating negotiations throughout the acquisition.
Document verification & certified records
Personally followed up and verified owner and property records at the Assessor’s Office and Registry of Deeds, including obtaining certified true copies needed for review and processing.
Title transfers & land-use conversion processing
Personally handled title-transfer processing to the clients and agricultural-to-industrial land-use conversion processing, coordinating the documentation and office follow-ups. Selected Umpucan title reconstitution matters remain ongoing.
